Q:   So, do you buy houses or do you help people keep their houses ?

A:   We do both!  We love working in real estate because it is fun, exciting and very rewarding.  We used to just buy houses and it was very profitable, but we realized that there was a whole aspect to this business that was missing!  Lots of times, we started to realize,  some homeowners had other options that they didn't even realize.  Options that would enable them to keep their home!  We wanted to help people keep their homes.  It is only an aspect of what we do, not everyone qualifies.  We still buy plenty of homes all the time, but by analyzing your situation first we can determine if you qualify for a program to keep your home.  Isn't that what you really want ?

Q:   Well, don't you make a lot more money if you buy our home ?

A:   That's correct.  But, helping homeowners is the really rewarding aspect of this business for us.  And what better way to help them than to assist them in finding a way to keep their home when they thought they were surely going to lose it !  Now, as we mentioned, not everyone qualifies, but we do our best to find a solution for you.  We get plenty of referrals from past clients and we also get to keep the "feeling of satisfaction" of doing something really good for people, HELPING THEM KEEP THEIR HOME WHEN THEY THOUGHT THEY WERE GOING TO LOSE IT !!.

Q:   What if we don't qualify to keep our home ?

A:   Well, first of all we explore all of your options to find a way for you to keep your home.  If we do not feel confident that we can save your home for you , then we provide you with the option of selling your home to us and avoiding all of the damaging effects of losing your home to Foreclosure.   IT IS IMPORTANT TO NOTE:  We are not attorneys, so we do not provide legal advice!  We always recommend that you consider the idea of consulting with an attorney.  There are a lot of different options that you can consider all of which come with their inherent pros and cons, but you need to keep an eye on the clock as well.  Sometimes a fresh start by selling your home quickly is the best solution.

Q:   Why don't I just sell my home with a realtor ?

A:   That is an option that certainly merits consideration.  However, As I mentioned the clock is ticking and as you get further along in the foreclosure process, the more you need to be careful and aware of the ramifications.  Selling your home conventionally, especially in the current market, is a risk you can certainly take if you want to take that risk.  Selling to us is a sure thing sale that is not only quicker and easier, it also assures you that you are preserving your future by minimizing any long term damage to your credit worthiness.  Also, on top of everything else that is going on in your life, do you really want to deal with putting your house "on show" for months, dealing with curious potential buyers walking through your house at random times and the ups and downs of qualifying potential buyers only to find out that they can't buy your home!  You're going to be constantly cleaning and organizing your house, not to mention all the things you are going to have to fix to make the house presentable. 

Q:   How much can I get for my home if I sell it to you ?

A:   We have a formula that we use to analyze every home.  It is based on very specific market-derived data that enables us to come up with a value for your home that is reasonable for the homeowner and enables us to make our margin on the future sale of the home.  We are not in the business of holding onto properties.  As you well know it costs money to "own a house" and we need to sell the home as quickly as possible.  This is one of the risks that we take on in our business.  We can't afford to buy houses that we cannot sell quickly.  

Q:   My home needs quite a bit of work, is that a problem ?

A:   More often than not there is a fair amount of improvement work that needs to go into the house.  This is another "problem" for the homeowner that we are willing to take on because we have a lot of experience dealing with this issue.  We have the ability to get work done quickly and at a reasonable cost because we do it all the time.  You probably know how difficult it is to find a reliable contractor who will actually show up and do the job on time and in budget!!  We make this headache "go away" for homeowners.

Q:   How do you buy my house ?

A:   We use a lot of different methods.  Every situation is different, and therefore may have a different technique that needs to be applied.  This much we know, we can almost always give you options and you can decide which is best for you!! 

Q:   How quickly can you buy my house ?

A:   How does 10 days sound?  This is rare, but we can effectively purchase a house that quickly, or even quicker, if that is what needs to be done.  More typically we buy houses in 15 - 25 days, complete!!

Q:   Can you assist us with finding a new place to live ?

A:   Actually we can.  Who knows, we may actually have another property in our pipeline that would fit your budget, or if not, we know a lot of other investors that are selling houses at good prices.  Or if you are looking to rent we may have suggestions since we are "plugged into" the local real estate scene.  Sometimes we can even help you with the cost of moving!!  How is that for full service.
